The country adjustment uses the Arcadis International Construction Costs 2025 index, which compares the cost of building the same building across cities (Geneva 224, Lisbon 86, Madrid 82, on an Amsterdam = 100 base), damped to 65% because the work is done from Portugal. Construction prices use the undamped index. It's a public reference, not a table of our own — and the final figure is always confirmed in the proposal.

Exterior finish area is estimated from a typical floor's perimeter (square-footprint approximation) × floor height × number of floors — an approximation, not a real facade measurement. The recommended service price also rises with the number of floors beyond its effect on area (more floors = more structural coordination/verification), to reflect that added complexity.
